For tenants
We want you to feel at home and know who to call. This page explains how to report a repair, what counts as an emergency, who to contact out of hours, and what to expect during your tenancy.
Reporting a repair
Please report repairs by email, with photographs and a short video of the problem. Contractors need to see the issue before they can quote or attend, so this is the quickest way to have it fixed.
- What counts as an emergencyTotal loss of heating, hot water, electricity or water, a serious leak or flood, fire or damage that makes the property unsafe, or a door or window that will not secure.
- Before you report itCheck the consumer unit for a tripped switch, check the appliance is switched on at the wall, and if there is no hot water, check whether other taps are affected.
- What is dealt with in office hoursA faulty appliance, a dripping tap or slow drain, a single light or socket, garden gates and fencing, and general wear and tear.

During your tenancy
A few things that help your tenancy run smoothly, and what you can expect from us in return.
- Paying your rentRent is due on the date set out in your tenancy agreement, and a standing order is the simplest way to pay on time. If you are worried about paying, please tell us as early as possible so we can talk it through.
- Your depositYour deposit is protected with MyDeposits, a government approved scheme, and you will have received the information explaining how it works. At the end of your tenancy it is returned in line with the scheme rules, after the check out.
- Inspections and visitsWe inspect the property after the first three months, then every six months. We always give you written notice before any visit and agree a convenient time wherever possible.
- Damp and condensationOpen windows when cooking or drying clothes and use the extractor fans. If you notice damp or mould, please report it straight away with photographs so it can be looked at early.
- Staying safeTest your smoke and carbon monoxide alarms regularly and tell us at once if one is not working. Never cover the vents of a gas appliance.
- Moving outPlease give notice in writing, as set out in your tenancy agreement. We will confirm the date, arrange the check out and explain how your deposit will be returned.
